What age is allowed in Magnolia Manor?

We are a 55 & up community and abide by the Housing Laws as required to maintain this age requirement.

What are the rental rates?

Our 1 bedroom units are $849/mo and our 2 bedroom units w/ garage are $1099. We offer auto pay with a 5% discount for using this service. Auto pay must be set up on a Checking or Savings account.

What are the lease terms?

Our lease terms are 1 year with an automatic renewal for up to 1 additional year.

Are there any other fees?

We charge a Utility Assessment Fee that covers water, sewer, garbage, and lawn care maintenance. This fee for 2022 is $40/mo.

What isn't included?

Power, internet and television aren’t currently included. We are planning to include Wifi internet in 2023.

What is included?

Regular maintenance of the grounds throughout the property, water service, garbage service via dumpster, quarterly maintenance of AC/Heat system with filter changes, quarterly pest control, on request we change all light bulbs, smoke detector batteries, all interior maintenance of appliances supplied by Magnolia Manor including showers, toilets, dishwashers, refrigerators, and stoves. All of these appliances are included but residents may choose to bring their own as well, however Magnolia Manor can not maintain appliances not provided by Magnolia Manor.

What areas of the property can be used when a resident of Magnolia Manor?

All grounds can be used as desired. The clubhouse is currently going through extensive renovations and should be complete by Q3 2022. Once complete residents can schedule to use the clubhouse as desired for no additional charge. Once the renovations are complete Magnolia Manor will be renting out the space, The Venue at Magnolia Manor, for a fee for non residents to use for family reunions, birthday parties and other small functions. These will be limited to certain sizes and will have parking opposite of the living spaces from residents of Magnolia Manor.

Are pets allowed?

We do allow small dogs/cats and charge a $250 NON REFUNDABLE pet fee. These animals shall not cause a nuisance to other residents.

Which units have a garage?

Currently all 2 bedroom units have a garage.

What is the average power bill of the units?

Currently the average power bill is $150-$175 however this varies depending on many circumstances but this is a good average that we have seen across the units.

Are the bathrooms/showers accessible?

Currently all units are accessible with 36” wide doors throughout and showers are prefab accessible showers.

Who owns and manages Magnolia Manor?

Several people are partners in the ownership of
Magnolia Manor with 40+ years of hospitality and customer service experience. Magnolia Manor is currently managed by Sanders Brothers Property Management, a division of Sanders Brothers Investments, LLC an Alabama Limited Liability Company.
